- Develop preliminary structural, mechanical and electrical designs
- Develop preliminary site plan
- Develop draft materials list and outline specifications
- Review project schedule with owner
- Discuss preliminary design with building and zoning officials as required
- Refine building design and details
- Review budget with owner
CONSTRUCTION DOCUMENT SERVICES
- Prepare final drawings including architectural, structural, mechanical and electrical
- Prepare final site plan drawings
- Refine project specifications
- Develop interior finish schedules and specifications
- Review project budget and schedule with owner
- Review final construction documents with owner
BIDDING AND NEGOTIATING
- Develop list of qualified bidders
- Initiate bidding process
- Answer bidder's questions and issue addenda as required
- Review bids
- Assist in preparing construction contracts
CONSTRUCTION ADMINISTRATION
- Provide field observation during construction and keep owner informed of progress of work
- Administer requests for payment and change orders
- Review shop drawings as required
- Prepare final punchlist
- Assist owner with project closeout
